If you are reading this, chances are you are considering constructing a New Home.  Thank you for considering our company to assist you in the process of having your New Home plans become a reality. 

What are the benefits of having a Custom Home vs. purchasing a Pre-Built Home?  

The housing market of the millennium has provided the home buyer many options in the pre-built home market.  Many things have been added to New Homes on the market to give them more of a street appeal and a pleasant walk through.  Could it be "Your" home?  Of course, the only one that can be the full judge of that is "You".  Having a home constructed for you allows you to customize that home in a way that will best suit your family.  As opposed to your family having to adjust to what is already there.  Custom Homes allow you to have more than just a house by adding your personal touches and input during construction that house can become a "Home".  

We have assisted more than 150 homeowners in the construction of their Homes.  Our experience has extended from the most modest through to large executive style homes.   The decision is yours!   

 

What can we expect when we decide to use D. Gartner Contracting Ltd to construct our Home?

We will sit with you and discuss your needs in a home.  If you have not yet decided on blueprints, we will assist you in this process.  Should your requirements for a home not be available in pre-drawn plans, we will work with you and any Architect and / or Engineer of your choice. 

Once you have a lot purchased and a set of blueprints decided on, we will go through a detailed list of specifications you may have for your home.  After spending some time talking with you, we will take your blueprints and discuss them with all the qualified professionals involved  to arrive at a price.  A contract will be provided with an outline of the cost of your home as well as a detailed Building Specifications list.  This will assure you that all details of your home are covered.  Upon the signing of a contract we supply you with a New Home Construction Manual.  This Manual will give you a general outline as to what the process of construction is. 

Some of the ways that we provide you with the opportunity to put your "personal touches" on your home is with the provision of Allowances.  These allowances include:

    -    Flooring

    -    Cabinets and Countertops

    -    Lighting Fixtures

    -    Security System

    -    Fireplaces

    -    Vacuum System

    -    as well as any other allowances that are specific to your home.

Once construction has begun, you can sit back and relax knowing that the "Home" you are dreaming of will soon become a reality. 

How long will it take to build my home?

The length of construction is contingent on a few factors.   A standard home is at this point (Oct 2006) is taking approx 4 months. The location, size, permitting process as well as the availability of the various trades, can affect that amount of time.  Our goal is to present you with the keys to your home in a timely fashion.  With this in mind, we will have an approximate date of of occupancy upon signing your contract.  We will keep in close communication with you throughout the process as to the exact date of occupancy.

What is the 2-5-10 Warranty?

This is the warranty that is required by legislation of the Government of British Columbia.  Each builder must first belong to the Homeowner Protection Office of BC.  Then, they are required to qualify for Warranty coverage by one of the approved Warranty Providers.  We have chosen Travelers Guarantee Co of Canada as we feel they provide the best coverage and years of experience.  The following is the description of the 2-5-10 Warranty as specified by Travelers Guarantee Co of Canada.

The Act outlines specific details about the mandatory warranty commonly referred to as a "2/5/10" warranty.  It is the most comprehensive third party warranty in North America, and even the world.  At law, builders must provide a third party warranty covering:

    2 Year Materials and Labour Warranty

  • First 12 months - coverage for any defect in Materials and Labour

  • First 15 months - coverage for any defects in Materials and Labour in the common property of multi-unit building

  • First 24 months - coverage for any defect in Materials and Labour supplied for the electrical, plumbing, heating, ventilation,    and air conditioning delivery and distribution systems.  In additions, coverage for any defect in Material and Labour supplied for the exterior cladding, caulking, windows and doors that may lead to detachment or material damage to the new home.
